WILLOW GROVE, PA — Montgomery County officials have approved crucial zoning changes for the redevelopment of the former Naval Air Station Joint Reserve Base Willow Grove, marking a major milestone for the long-stalled project.

The plan calls for hundreds of new homes—ranging from single-family houses to apartments—alongside vibrant retail, office spaces, and dining destinations.

Green spaces, walking trails, and recreational amenities will help create a more connected and active community.

Officials say the new zoning finally gives developers the certainty needed to move forward after years of delays caused by infrastructure and environmental challenges.

Surrounding towns like Horsham, Upper Dublin, and Abington are expected to benefit from fresh economic investment and improved quality of life.

Community feedback will remain central as plans progress, especially around traffic and schools, with timelines still to be finalized.

PECO customers in Montgomery County and surrounding areas may soon face higher energy costs. The utility is seeking approval for a 12.5% electricity rate hike and an 11.4% increase for natural gas starting in 2027.

This could raise average monthly bills by about $20 for electricity and $14 for gas, prompting concern from local families already grappling with rising expenses.

Both Republican and Democratic lawmakers are urging state regulators to reject the proposal, arguing the increases would hit struggling households the hardest.

Critics also highlight PECO’s recent profit growth since its last rate hike, questioning the company’s need for another boost.

Meanwhile, some Montgomery County legislators are pushing for new laws to require large commercial energy users, such as data centers, to help pay for grid upgrades.

PECO maintains the extra funds are essential for infrastructure modernization and weather resilience. Public hearings are scheduled before a final decision by the state utility commission.
