Lansdale Apartment Complex Sells for $92M

Lansdale’s Pennbrook Station apartment complex has changed hands in one of the most expensive multifamily deals in the Philadelphia region this year, writes Ryan Mulligan for The Philadelphia Business Journal.

 

An affiliate of TIAA and its real estate arm Nuveen acquired the 346-unit complex for $92.2 million. The 22-acre property, located at 100 Reading Circle, was purchased from a unit of New York Life Real Estate Investors, according to county records.

 

The sale price works out to just over $266,000 per unit, well above the Greater Philadelphia average, and places the transaction among the region’s top apartment sales of 2025. While the deal came in below the property’s 2022 sale price, it still reflects strong investor confidence in transit-oriented suburban communities.

Built in 2006, Pennbrook Station includes 25 buildings and sits steps from the SEPTA Pennbrook Regional Rail station near Church Road. The community offers one-, two-, and three-bedroom units with amenities such as a clubhouse, pool, fitness center, and dog park. The complex was about 95% occupied this summer, with average monthly rents exceeding $2,200.

 

The sale comes as suburban Philadelphia continues to rank among the nation’s most competitive rental markets, with high occupancy rates and strong lease renewals.
