Montgomery County Real Estate Snapshot – November 2025

Montgomery County's housing market remains steady and balanced as we close out the year. Median home prices hover around $440,000, showing little change from last year, while the average price per square foot has seen a modest 6% increase, now at $244/sq ft. Homes are selling within an average of 28 days, indicating consistent demand without the frenzy seen in past markets.

Home values, according to Zillow, sit near $475,000, reflecting a 2.5% year-over-year rise, and resale data shows single-family detached homes commanding higher prices, often exceeding $540,000. While the pace of growth has leveled off, the market still favors sellers slightly—especially in high-demand neighborhoods.

The key trend to watch: affordability pressures and interest rates. Buyers remain cautious but active, while inventory limits are keeping pricing firm. Expect continued steady performance through the winter, with potential spring acceleration depending on rate shifts and inventory.

Fountain, a father of two, also runs two day care centers.

Fountain's businesses were closed, and there is a call for his resignation from the Board of Supervisors.
